Warehouse conversion to offices and showroom

Complete internal design and build

The project

Our brief was to design an internal plan to an empty warehouse unit, providing all the requirements needed for a working office and showroom. A possible requirement was to install air-conditioning, however, similar projects within the same estate had been refused air-conditioning due to the landowners not allowing external condensers.

The works

To maximise the area we extended an existing mezzanine floor, which was central to the building. This enabled us to increase the upper floor space. We then floated a new concrete floor to match the height of the mezzanine support column base plates.

We created a storage area to the underside of the new extended mezzanine using a 3" stud and board system made up from 50mm steel stud and track with 12.5mm plasterboards. 60mm insulation quilt was fitted to void giving a 43 dbRw sound reduction. This was finished in tape and joint plaster and decorated with matt emulsion. To make a feature of the wall, we installed double glazed sections with integral blinds.

In line with building requirements, we built a disabled toilet and installed a disability pack together with a shower and cubicle. Adjacent to this, we built and installed a kitchen area, comprising base and wall units, sink drainer with mixer tap, fridge and separate water heater.

New laminate flooring was laid to complement the new showroom furniture with a hardwearing rubber tile to the entrance and a carpeted section for a meeting area. A contrasting carpet tile was laid to the upper level, again to complement the new furniture.

New lighting was installed throughout, combining hanging ‘warehouse’ designed energy saving light units and CAT2 regulated lighting for the working office area. From a new distribution board all power and data was installed throughout, including new floor boxes within the mezzanine. We installed an intruder alarm system and a fully compatible fire alarm system. Spurs and associated electrical works were then installed for the new air conditioning.

To overcome the restriction on condensers to the exterior of the buildings, we designed a system where we could provide 3 cooling units to the upper level and house the 3 condenser units in a bespoke storage unit, with the inlet and extraction system vented through the building exterior wall. To make a feature of the condenser, we built a housing unit with a smoked glazed panelled front, keeping to the warehouse feel.

We supplied and installed a selection of furniture and seating from different manufacturers, with darker (cherry) timber furniture on the ground floor (with the light flooring) and a lighter (beech) timber furniture to the upper level (with the darker carpet flooring).

Additional works included the installation of a small gym area, sectioned off by free-standing glazed screens, wall mounted display units to showcase the company’s marketing material, and blinds to all the external windows (metal and timber), the roof veluxes and the roof lights.

The full project was completed within schedule and on budget.
